By outlining the fixed and optional costs, we strive to help you understand your cost of living, making it easier for you to plan and budget. Fixed Costs

Application Process

• Application Fee: $55 per applicant
• Administration Fee: $150 (nonrefundable)
• Pre-Lease Security Deposit: $300
  • This fully refundable deposit is charged upon application approval. Upon move-in, it will be applied toward your security deposit.
• Move-In Fee: $400 (nonrefundable)

Qualifications

• Income Requirement: Verifiable income of at least 3 times the monthly rent. Documentation is required during application.
• Screening: Includes an ID verification, credit check, criminal background screening, and rental history verification.
• Additional Information: Further details on the qualification process are available upon request.

Utilities

• Electricity is individually metered and billed monthly. Each resident will set up service through Ameren before move-in.
• Water, sewer, and trash services are billed monthly at a flat rate.
• One Bedroom: $75
• Two Bedroom $95
• Cable and internet service (optional) may be set up directly with AT&T or Charter Spectrum.
• Occupancy License and Inspection Fee: $50 (one-time fee)
• Drug/Crime Free Fee: $35 (charged at move-in and per renewal)

Community Protection Plan

Each apartment is automatically enrolled in our Community Protection Program. This $15 monthly charge provides unlimited liability coverage for any unintentional damage caused to the building(s) or community. This program does not include personal property coverage. We recommend enrolling in renters insurance if you would like coverage for your personal belongings. For more information, please click here.
